Informal hearings with eQuality Valuation Services, LLC have closed.  The results of those hearings will be mailed no later than February 1, 2026.  Next steps will be included for those dissatisfied with their results. 

Appeals
For those who missed the informal hearings, you may appeal through the municipality's Board of Assessment Appeals (BAA).  A written appeal and an appearance at a formal hearing are required by law.  Instructions and dates for filing are listed on the appeal form found to the right under "Resources".

BAA members will only consider appeals of assessments based on facts that affect value, not when a taxpayer feels that their taxes are too high. Appraisals may be presented with the appeals as justification for a change in value.  Appeals may also be taken directly to the Superior Court.

Please review the information on your property record card. You can also review sales in your area that were used for analysis using the sales search.  When searching sales, be sure to search using the correct design type for your property and the sale dates from 10/1/2024 - 10/1/2025.

Revaluation Information

A revaluation does not raise revenue. It redistributes the tax burden based on the current value of the property. The State of Connecticut pursuant to Section 12-62 of the General Statutes requires that all municipalities update assessments every five years. The last revaluation was completed in October of 2020. Since that time, changes in economic conditions have created inequities. The new mill rate will not be established until the budgetary process has been completed in Spring-Summer 2026. It is not possible to estimate your new tax bill at this time.
